One Boca Releases New Conceptual Renderings of Vibrant Downtown District

Shaded sidewalks, pedestrian plazas and iconic architecture to anchor proposed downtown redevelopment

Boca Raton, FL (January 16, 2026) – Today, One Boca released new conceptual renderings of the proposed downtown revitalization that is poised to transform an underutilized area of the City’s Government Campus into a vibrant, safe and pedestrian-friendly destination. The area shown includes a proposed residence and retail building and a proposed boutique hotel that will be located east of NW 2nd Avenue near the Brightline station. The conceptual renderings highlight the development’s key elements, including pedestrian-only promenades, lush greenery and shade trees and three distinct styles of architecture. The renderings are illustrative, and the final style is subject to City approval but indicate the quality of the project the One Boca team intends to build.

Final approval will remain with the City Council through final site plan approval, and we will continue working with the community. Designed in collaboration with Kohn Pedersen Fox (KPF), an internationally acclaimed and recognized design firm, the conceptual architecture invokes a modern-Mizner approach to the proposed residence and hotel near the Brightline station. In the early 1920s, Addison Mizner envisioned Boca Raton as a timeless city, and these conceptual renderings will result in the development of another iconic destination within the city. The design team plans to work closely with local architects to shape the architectural character of each building, encouraging variety and reflecting the character of Boca Raton.

The architectural style for the project will be subject to city approval during the design process. The Master Partnership Agreement allows for three potential architectural styles, including “modern mediterranean,” “modern mid-century modern,” and “modern Mizner.” The proposed hotel is designed in the mid-century modern approach, while the proposed residence building is designed in the modern mediterranean approach.

The One Boca proposal focuses on the pedestrian experience and prioritizes safety. With ground-floor elements, such as restaurants, cafes and retail amenities, this area will be the new destination for meeting, dining and enjoying the heart of Boca Raton. Protected bike lanes, shaded sidewalks and active plazas will prioritize walkability and accessibility.

The One Boca plan is a major investment in Boca Raton’s future, protecting Memorial Park, modernizing civic buildings and infrastructure, and doubling downtown public recreational space from what exists on the civic campus today. This smaller, smarter plan will generate more than $4 billion in revenue for the City and support the upfront issuance of more than $127 million1 in bonds, funding park improvements, civic facilities, and future community investments – including a new police substation, City Hall, and Community Center – all without raising taxes.

Memorial Park, the area west of NW 2nd Avenue, will remain 100 percent City owned. The City and its residents will lead the design of these improvements. The area will be dedicated to green open space, children’s playgrounds, tennis courts, recreation, and civic uses including the new police substation, City Hall, and Community Center.

On Tuesday, the Boca Raton City Council will vote on the Master Partnership Agreement. On March 10, the item will be on the ballot for voter approval.

One Boca highlights:

  • Not a blade of grass will be reduced. In fact, for the first time, there will be new park space east of NW 2nd Avenue, connecting both sides of downtown with green, walkable public areas.
  • Memorial Park remains 100 percent City-owned, preserved, and enhanced as the civic heart of downtown.
  • Usable public recreation more than doubles, from 7.6 to 15.6 acres, including new playgrounds, tennis courts, and shaded walkways.
  • New public facilities will be delivered, including a City Hall, Community Center, and Police Substation.
  • Over the life of the development, One Boca will generate more than $4 billion1 for the City from rent and tax revenues. The proposal will support the upfront issuance of $127 million1 in bonds, paid for by project revenues. These funds will be reinvested into parks, civic amenities and community infrastructure, without burdening tax payers.
  • The City’s financial terms were established through a competitive process in which the One Boca plan delivered the highest value to the City on a per-density basis among all proposals. That value was independently validated by the City’s third-party financial advisor, PFM, which concluded that the rental payments to the City exceed the underlying value of the land. As a result, the City is able to revitalize the Civic Campus and enhance Memorial Park while receiving above-market value for the 7.8 acres—without selling the property—delivering meaningful benefits today and preserving long-term value for generations to come.
  • The One Boca team is exploring the extension of the El Rio Trail into the Government Campus.
