A Shared Vision for the Government Campus & Memorial Park Area

The One Boca team has worked closely with the City of Boca Raton and residents to shape a plan that protects public land, expands parks and amenities, and connects our civic center to the rest of downtown—all while honoring Boca Raton’s character.

One Boca Overview

  • A walkable, vibrant downtown defined by more usable acres of green space than what currently exists, new shops and restaurants, and public art
  • Protects public land and expands park and public green space
  • Concentrates all private development east of NW 2nd Avenue and maintains all public uses on the city-owned land near Memorial Park and city hall, which will stay controlled by the city
  • Enhances Memorial Park dedication to honor Boca Raton’s veterans
  • World-class recreation and civic amenities, such as new children’s playground adjacent to the banyan trees, large multi-purpose field, clay tennis courts, community center and landmark city hall
  • Office buildings and mobility hub by the Brightline station
  • Residential units, public parking, grocery and a 150 room hotel
  • More than $2 billion in economic impact through private investment, which will accelerate the investment of recreation facilities – like a new skate park and softball fields – throughout the city

Our Key Commitments

No Private Development West of NW 2nd Avenue​

All land west of NW 2nd Avenue remains 100% City-owned and dedicated to public, civic, and recreational uses including a world-class Memorial Park, City Hall, Community Center, and recreational facilities.

Leased Area Reduced by Over 75%

From ~31 acres to less than 8 acres, all east of NW 2nd Avenue near the Brightline station. Development, which is proposed to include residential, retail, commercial uses and a hotel, focuses on existing parking lots and defunct buildings, not green space.

Public Recreational Space Doubled From What is Existing

7.6 acres existing -> 15.4 acres of enhanced recreational space.

Designed Collaboratively with the City and Residents

The City and community will lead the vision on the western parcel with One Boca providing world-class planning and design support.

New Public Spaces & Connectivity

East of NW 2nd Avenue

  • Adds new park space and plazas where none exist today.
  • Includes a beautiful pedestrian-only promenade linking Palmetto Park Road to Brightline.
  • Creates a safe, shaded, and walkable environment with
    protected bike laneswide sidewalks, and tree-covered paths that connect within the site and to nearby areas of the downtown.
  • Transforms underused land into an active, people-focused destination with green space, retail, and dining.

West of NW 2nd Avenue

  • Memorial Park is enhanced and formally rededicated to honor veterans and their families.
  • New City Hall, Community Center, and recreation facilities, including tennis courts, a playground, and the Banyan Village, celebrating Boca’s historic trees.

The One Boca project will generate over $2 billion in long-term revenue to the City of Boca Raton.

Over the life of its lease, the One Boca project will generate enough revenue to fund civic improvements to Memorial Park, build a new Community Center and City Hall, and support ongoing City initiatives and community programs for decades to come.
